Home Loans - Documentation

Documents required with application for an Australian Home Loan:
 
 P.A.Y.G. Applicants:
loans Two current Pay Slips and or;
finance company Letter of Employment on Company Letterhead - must include basis and term of employment, base gross salary, o/time allowances of a regular nature, any salary packaging details if applicable
mortgages Current Group Certificate (last two years may be required)

 
 Self Employed Applicants:
personal loans Last 2 to 3 years full personal Tax Returns (most Lenders require at least two years). Read more about Low Doc Loans here...
low doc finance Copy of Trading, Profit & Loss & Balance Sheets for the last 2 years & accompanying business Tax Returns in full, including depreciating schedules.

 
 Company Borowing:
defaults Certified copy of Certificate of Incorporation (ASIC form 204)
non conforming Certified copy of current annual return (ASIC form 316 or form 215 will suffice)
poor credit loans Copy of Trust Deed if company is acting as a Trustee

 
 Purchase:
no doc loan Copy of Contract for Sale, signed by all parties, copy of Title & Zoning Certificate
non resident loan Copy of Fixed price building contract (if Construction Loan)

 
 Refinance:
refinancing Council rates notice showing Volume & Folio numbers or Lot Plan numbers of your property/s
line of credit Copy of Certificate of Title/s - all properties to be refinanced (evidencing name of title)
mortgage insurance Copy of current property Insurance Policy (this will need to be endorsed for new Lender)

 
 100 point check for Home Loans
fixed rate loan Copy of Drivers License and either Passport or Birth Certificate
renovation loan Marriage Certificate to be provided if maiden name shown on either of above
mortgage broker Copies of loan statements for Mortgages to be refinanced - last 12 months
credit card consolidation Copies of any other loan facilities/statements i.e. Credit cards, car loans, personal loans, store accounts (this will prove current debt structure)
debt agreement Copy of current rental Statements / Lease Agreements as evidence of rent (investment property) 
consolidation loan Evidence of recent savings history (must be at least 6 months - if First Home Buyer)
